A photo tour is the fastest and cheapest way to put a home online, a 360° tour lets buyers look around each room, and a Matterport tour lets them walk through a full 3D model. The right choice depends on what you are selling, how much time you have and how far away your buyers are. This guide compares the three and explains when each one makes sense.
The three options in plain terms
Photo tour: the listing photos you already have, arranged room by room so a buyer can move through the home in order.
360° tour: one panoramic photo per space, taken with a 360 camera. The buyer drags or turns the phone to look in every direction from the spot where the photo was taken.
Matterport tour: a navigable 3D model of the whole property. The buyer moves from point to point through the space, much like walking through it.
All three can show a home well. They differ in what you need to make them, how long they take and how close they get a buyer to a real visit.
Photo tours
A photo tour costs nothing extra to capture because it uses photos you already paid for. If the listing has good photography, you can have a tour live the same day.
Photos work well for resale listings, rentals and homes where buyers mainly want to see condition, finishes and light. They also suit fast-moving inventory, where a 3D scan for every unit would never pay off.
The limit is spatial sense. Photos are framed by the photographer, so buyers cannot judge how rooms connect or what sits just outside the frame. For a large or unusual floor plan, that gap shows.
With Path Lite, you enter the property name, website and address. Path reads the site, pulls the photos, sorts them into spaces such as Kitchen or Living Room and looks up nearby amenities. The setup screen calls it about 2 minutes. Our guide on making a virtual tour from listing photos walks through it step by step.
360° tours
A 360° tour needs one panoramic photo per space. You can shoot these yourself with a consumer 360 camera, so the cost sits between photos and a full 3D scan.
Buyers get a much better sense of each room because they can look up, down and all around. That helps with model homes, amenity spaces, show units and rooms where the view or ceiling height matters.
The trade-off is that buyers jump from space to space instead of moving through the home. You also need someone to visit and shoot every room, which takes longer than reusing photos.
In Path+, you upload your own 360° photos, one per space, and the AI names each room. Our article on turning 360° photos into an AI-guided tour covers the setup.
Matterport tours
Matterport builds a 3D model that buyers can walk through. As of October 2026, the Matterport Capture app listing says you can capture with a smartphone, a tablet, a 360 camera or Matterport's Pro2 and Pro3 cameras, including popular 360 cameras from Insta360 and Ricoh. Matterport's compatible devices page lists supported iPhone and Android models and notes that phones with Lidar or ultra wide cameras give the best results.
A full 3D model gives buyers the closest thing to an in-person visit. They can see how the kitchen opens onto the living room, how far the bedrooms are from each other and what the layout feels like. That matters most for high-value homes, large floor plans and buyers who cannot visit before they commit.
The cost is time and equipment. Someone has to scan the whole property on site, room by room, and the model lives on Matterport's platform.
How to choose
Start with the buyer and the property, then work back to the format.
Most resale listings and rentals: a photo tour is usually enough, especially when the photos are good and the layout is simple.
Model homes, show units and amenities: a 360° tour shows the room as a buyer would stand in it, without a full scan.
High-value homes and remote buyers: a Matterport tour gives the strongest sense of the layout when the buyer may decide before visiting.
Pre-construction: there is nothing to scan yet, so tours come from renderings. Path+ includes white-glove production, where Path's team builds 3D or CGI renders from your plans or shoots 360° photos on site.
Many teams mix formats. A homebuilder might use 360° photos for the model home and photo tours for quick move-in homes. A brokerage might scan its top listings and use photos for the rest.
What every format is missing on its own
A photo tour, a 360° tour and a Matterport tour all show the space. None of them answers a buyer's questions or tells your team who was looking.
Path adds an AI concierge to all three. Buyers type a question or hold the mic and talk, 24/7, in 42+ languages. Answers come from your property website, an uploaded property details document and your Custom Instructions, plus nearby places from Google within 5 km. Visitors can take a guided tour, where the AI walks them room by room and asks about their plans, or explore on their own.
With Matterport, Path reads the Mattertags, names each space and builds the guided tour from your model. The setup screen says it usually takes about a minute, and nothing is rescanned. Matterport still hosts the model and Path embeds it with the AI guide on top.
Before any tour opens, visitors enter a name, email and phone and tick a consent box. Your team gets a new visitor alert with a conversation summary, and each visitor gets a 0-100 Conversion Score in Visitor Profiles. See how this fits brokerages and homebuilders, or try the live demo.
Photo tours run on Path Lite. 360° and 3D tours, including Matterport, need Path+ or above.
Frequently asked questions
Is a 360° tour the same as a Matterport tour?
No. A 360° tour is one panoramic photo per room, while a Matterport tour is a 3D model buyers can move through from point to point.
Can I make a virtual tour without a 3D camera?
Yes. A photo tour uses your existing listing photos, and Path Lite builds one from your property website, name and address.
Do I need to rescan my Matterport tours to use Path?
No. You paste the public Matterport share link, and Path embeds the model you already have with the AI guide on top.
Which format is best for pre-construction?
Renderings, since there is nothing to photograph yet. Path+ includes white-glove production of 3D or CGI renders from your plans.
Which Path plan covers each format?
Photo tours run on Path Lite. 360° tours and 3D tours, including Matterport, need Path+ or above.
