An AI concierge for real estate is an assistant inside your listing or virtual tour that answers buyers' questions by voice or text, day and night. It learns the property from the information you give it, looks up nearby places when buyers ask about the area, and saves every conversation for your sales team.

What an AI concierge does

Think of the person who greets buyers at a sales gallery or model home. They answer questions, walk people through the space and pick up on what each buyer is looking for. An AI concierge does that same job online, inside the tour, for every visitor at the same time.

That matters because buyers usually do their early research alone. They open a tour late at night, share it with a partner and come back to it a few times before they ever call. Without a concierge, their questions go unanswered or end up in a contact form that sits in an inbox. With one, they get an answer while they are still looking, and your team can see what they asked.

What buyers ask an AI concierge

The questions are the same ones your sales team hears every day. They tend to fall into three groups.

  • The home itself. Bedrooms, finishes, parking, storage, fees, deposit structure and completion dates.

  • The area. The nearest grocery store, schools for a six-year-old, parks, gyms, transit and the drive to the airport.

  • Next steps. How to book a viewing, who to talk to and what happens after that.

A useful concierge answers the first group from your own information, the second from mapping and local data, and the third by pointing the buyer to your team with a way to book.

Where the answers come from

An AI concierge is only as good as what it knows. In Path, each property gets its own knowledge base, built from four sources.

  • Your website. Path crawls the property website to learn the basics.

  • Your documents. You can add a property details document, like a fact sheet or a features list.

  • Your custom instructions. Plain-language notes for the concierge, for example the current incentives, the deposit schedule or anything buyers ask that is not written down elsewhere.

  • Nearby places. Path looks up 38 kinds of places, like restaurants, schools, parks, gyms, transit, airports and hospitals, within 5 km of the address, with distance, hours, phone numbers and websites.

When a buyer asks about the area, the concierge can pin places on a map inside the tour, with satellite and Street View and walking or driving times from the property. If none of the sources has the answer, it can search the web.

There are two guardrails worth knowing about. The concierge is instructed never to make up information or invent a number. Every tour also shows buyers a short note that reads "AI may provide inaccurate information. Verify important details." If your pricing, incentives or dates change, update your documents or instructions so the concierge has the latest version.

How buyers use it

Buyers can type a question or hold the mic and ask out loud, and the concierge answers in 42+ languages. That helps when buyers tour from abroad or would rather ask in their own language.

In a Path tour, buyers also choose how they want to see the property.

  • Guided tour. Ella walks the buyer room by room and asks a few questions along the way about what they want, who is moving, their timeline and their priorities.

  • Explore on your own. The buyer moves through the tour freely and asks questions whenever they like.

If the guided tour is not ready in a buyer's language yet, they can explore in that language or take the guided tour in English. From the side menu, buyers can also ask Ella to reimagine a room in a different style, time of day or furnishing, and book a viewing when they are ready.

What your sales team gets

A concierge answers buyers, and it also tells your team who they are and what they care about.

  • Before the tour starts, buyers enter their name, email and phone and agree that their details will be shared with the listing agent.

  • You get a new visitor alert email after a buyer's first interaction, with a summary of the conversation.

  • Each visitor has a profile with the full conversation and a 0-100 conversion score.

  • Property Insights shows the questions buyers ask most, what they care about and when they plan to buy.

  • When a buyer is ready, Book opens your own scheduling link or sends you a meeting request.

  • Buyers get an email with the key points of their tour when the chat ends.

How to set up an AI concierge
