Pre-construction sales ask buyers to commit to a home that does not exist yet. AI helps a condo sales team in three places. It turns renderings and plans into a tour buyers can explore, it answers their questions at any hour and in their language, and it tells the team which buyers are serious enough to call first.
Why pre-construction condo sales are hard
A resale buyer can walk through the unit. A pre-construction buyer has a brochure, a floor plan and a few renderings. They are asked to sign and put down a deposit long before move-in. Brick Underground notes that buyers can sign a contract and put down a deposit up to three years before a building is finished, and that developers help them picture the unit with floor plans, model residences and 3D renderings.
That creates three problems for a sales team.
Buyers cannot see the product: they have to imagine the light, the views and the size of the rooms from flat images.
Many buyers are far away: second-home buyers, investors and buyers abroad research the project from another city or country, often outside office hours.
The cycle is long: a buyer may look at the project for months before they reserve a unit, and the team has to know who is still interested.
Selling from renderings and plans
The sales gallery and the model residence do a lot of the work, but only for buyers who can visit. Everyone else depends on what the project website shows them. A set of static renderings answers the question "what does it look like" and leaves the next ten questions open.
An AI-guided virtual tour puts the renderings into an order a buyer can follow, room by room, with someone to ask along the way. In Path's property setup, you can mark the image type as 3D Renderings instead of Actual Photos.
Getting the tour built with Path+
Most pre-construction projects do not have a scanned model to start from. Path+ includes white-glove production, listed in the app as "Have Path produce it". You choose the production type and Path's team handles it.
360° capture: Path's team shoots your spaces on-site, for example the sales gallery, the model residence or finished amenity floors.
3D and CGI renders: Path's team builds the tour from your plans, for projects where nothing is built yet.
Not sure yet: you can pick this and decide with the team.
The intake asks which spaces to cover, your timeline, an on-site contact and access notes. The property then shows "Production in progress" until it is ready. If you already have 360° photos of a model unit, you can upload one per space yourself and the AI names each room. Path+ also supports Matterport and other 3D tour links.
Answering buyers from your own documents
Pre-construction buyers ask detailed questions. Ceiling heights, finish packages, parking, amenity hours, building timeline, what is nearby. Your team has these answers in a fact sheet or sales binder, and buyers rarely see it before they call.
Path's concierge, Ella, answers from a knowledge base built for each property. It includes your website, a property details document you upload (.pdf, .doc, .docx, .txt or .md) and the custom instructions you write. It also includes nearby places from Google, so buyers can ask about schools, transit, restaurants and the drive to the airport. If the knowledge base lacks an answer, the concierge can fall back to a web search.
The concierge is instructed to answer from your property information and not to invent facts or numbers. You can add your own rules in custom instructions, for example to send pricing and deposit questions to the sales team. Every tour also shows the line "AI may provide inaccurate information. Verify important details."
Reaching buyers abroad and after hours
Buyers in other time zones do their research while your sales gallery is closed. Ella is available 24/7 and answers by voice or text in 42+ languages. A buyer can take a guided tour, where the concierge walks them room by room, or explore on their own. In the Design option, they can reimagine a space with a different style, time of day or furnishing, which helps when the unit is still a rendering.
The tour has a permanent public link and can be embedded on your project site as a chat widget, an inline iFrame or a full-screen landing page. Our guide to multilingual virtual tours for international buyers covers the language side in more detail.
Knowing which buyers to call first
Before the tour starts, each visitor enters their name, email and phone and ticks a consent box to share them with the listing agent. From there, Path tracks what they do.
New visitor alert: an email after a visitor's first interaction, with a summary of the conversation.
Conversion Score: each visitor gets a 0-100 score based on engagement, recency and the buyer profile they shared.
Hot Leads: an intent score with signals such as budget, timeline, preferences and financing, plus AI-drafted emails and call scripts for each buyer.
Weekly digest: top visitors and key insights by email, SMS or both.
During the guided tour, the concierge asks discovery questions about intent, household, timeline and priorities. On a long sales cycle, that context matters. When a buyer comes back three months later, your team can open their full conversation history and pick up where they left off. Visitors can sync to HubSpot or Follow Up Boss, or you can export a CSV. Read more about buyer intent scoring for new development sales, or see how lead nurture works in Path.
What the sales and marketing team learns
Property Insights shows what buyers ask across all conversations. You see the top questions, where visitors come from (domestic or international), their buyer intent (primary home, second home or investment), household mix and purchase timeline.
For a pre-construction team, this feeds straight back into the campaign. If buyers keep asking about parking or the completion date, put the answer on the project site and in the brochure. If a growing share of visitors are international investors, adjust the messaging for them. See how Path works for developers selling new projects.
Frequently asked questions
Can Path build a virtual tour before the building exists?

Will the AI quote prices or deposit terms?
It answers from the figures you give it. If you would rather have your team handle pricing and deposits, say so in the custom instructions.
Which plan do pre-construction projects need?
360° and 3D tours, including white-glove production, need Path+ or above. Path Lite covers photo tours.
Can international buyers use the tour in their own language?
